Why Do Realtors Love Hardwood Floors?

Realtors have to worry about many things when trying to sell a house. How many beds and baths are there? Does it have a modern kitchen, three car garage, a large backyard? Location, location, location! You can easily get overwhelmed if you’re looking at the big picture. So slow things down and look at the individual elements, like floors. Is it wall-to-wall carpeting? Tile? Hardwood? Or possibly all three?

You’re going to most likely want carpeting in the bedrooms. It’s an intimate area and comfort and warmth is required for your feet, especially in winter. It doesn’t hold on to allergens and dust like carpet does.

A hardwood floor, whether it’s dark or light, makes a room feel welcoming. You can decorate it in any style you want. New house buyers may look at a carpeted room and feel that the color doesn’t match their furniture. So they either move on to view another house or they try to talk the price down because they have to remove the carpet and install a new floor. You don’t have to worry about that with wood flooring; earth tones go with everything.

A Solid Hardwood floor will last a lifetime if taken care of properly. It will eventually get scratched or dented but it can be sanded down and revarnished. There are several species of trees to choose from and the hardness quality is something to be considered as well.

Engineered Wood looks like solid wood but it’s actual a thin veneer of finished wood on top of a plywood-like base. You can’t sand it down as often as real wood but it is a little cheaper. This means you may be able to afford an exotic wood species that might be too expensive as a solid floor.

SPC (Stone Plastic Composite) flooring is a vinyl that is engineered to look like wood. The pattern is offset so that it never repeats and looks more authentic.

Wood Grain Floor Tile is a ceramic tile that mimics the look of wood. The color and texture will surprise you when you find out it’s not really wood. It has the beauty of a hardwood floor but none of its flaws. Unlike wood, ceramic tile is waterproof, dent-proof and scratch-resistant.
